How does the Full-Service Plan alleviate the responsibilities of cleaning and maintenance?

The Full-Service Plan is designed for homeowners seeking a hands-off experience. Under this plan:

  • Cleaning and Turnover Coordination: We manage and schedule professional cleaning services after each guest stay, ensuring the property is impeccably prepared for the next guest.
  • Maintenance Coordination and Support: We oversee reservation related maintenance and promptly address any repair issues, ensuring the property remains in optimal condition.

This comprehensive service ensures that all operational aspects are professionally managed, providing peace of mind to homeowners.

How long does the onboarding process take?

Onboarding typically takes between 2-7 days, depending on how quickly all necessary information is provided. The process includes:

  • Creating and optimizing your property listings on 50+ channels.
  • Setting up pricing strategies.
  • Syncing your calendar across booking platforms.
  • Ensuring your payment and reservation management is set up.

For Full-Service Plan users, onboarding may take slightly longer due to professional photography, cleaning coordination, and additional setup requirements.

What is the full breakdown of a payout per reservation I can expect?

Your payout is calculated as follows:

Gross Booking Revenue

  • (-) RedAwning Commission (10% Essential Plan, 15% Essential Plus, 25% Full-Service Plan)
  • (-) Platform Fees (Varies by platform: Airbnb, VRBO, etc.)
  • (-) Any Additional Fees (Cleaning fees, optional service fees, etc.)

= Net Payout to Homeowner (Processed 5-7 business days after guest check-out)

What does the damage waiver cover me against?

The damage waiver covers:

  • Property Damage & Dilapidations Coverage: Protects against physical loss, damage, and dilapidation of vacation rental properties, caused by occupants (except for excluded perils).
  • Host’s General Liability Coverage: Covers hosts for third-party bodily injury or property damage claims when their own home insurance does not provide coverage.
  • Medical Payments Coverage: Provides up to $5,000 for necessary medical expenses due to an accident, with a $500 per person limit.
  • Bed Bug Infestation Remediation Coverage:
    • Different coverage limits based on unit size, ranging from $2,500 to $15,000 per infestation and in aggregate.
    • A 72-hour waiting period applies for rental income loss.

It does not cover:

  • Wear and Tear & Maintenance Issues: Damage due to marring, deterioration, mold, rust, mechanical/electrical breakdown, and poor workmanship.
  • Negligence & Intentional Acts: Coverage excludes gross negligence, criminal acts by guests, intentional loss, and damage from smoking (unless endorsed).
  • Legal & Government Actions: No coverage for loss from ordinance or law enforcement, government seizure, or war-related acts.
How do I cancel my RedAwning contract?

If you need to cancel your contract with RedAwning, please contact your Account Manager or our support team.

A 30-day notice may be required for cancellation.

  • Any upcoming reservations will need to be honored or managed accordingly.
  • You will receive a final payout reconciliation for any pending reservations.

Please review your contract for specific terms regarding cancellations and fees that may apply.

I’m a Superhost on Airbnb. Is there a way to retain that status and the reviews on it? What about VRBO?
  • Airbnb: Superhost status is tied to an individual Airbnb account,
    • If you build your listing as new in RedAwning, then your personal Superhost status will not transfer. However, your reviews will transfer.
    • However, if you transfer your AirBnB account to RedAwning, your SuperHost status will remain in place. Reviews would transfer/remain in place as well.
  • VRBO: VRBO’s Premier Host program is automatically applied to all RedAwning VRBO listings. Reviews can also be transferred to the new RedAwning listing.
Will I own my listing when RedAwning lists my properties?

No, listings created by RedAwning are owned by RedAwning. This is because:

  • We optimize and distribute your listing across multiple platforms.
  • Any changes to pricing, availability, or policies must go through our management system.
  • If you decide to leave RedAwning, you cannot reclaim your listing
What are the guest cancellation terms?

RedAwning’s cancellation terms vary by the hosts’s preferences and booking platform and reservation type. Generally:

  • Flexible Policy: Guests receive a full refund if they cancel within a set timeframe before check-in.
  • Moderate Policy: Partial refund if cancellation occurs after the designated period.
  • Strict Policy: No refund for cancellations close to check-in.

Exact terms will be outlined in your listing agreement and per reservation policy.

How are homeowners paid for each reservation?
Homeowners receive payouts after each guest checks out. Payments are processed securely, and funds are typically deposited into your account within 1-3 business days after check-out.
How do the commission rates differ among the plans?
  • Essential Plan: 10% commission on booking revenue.
  • Essential Plus Plan: 15% commission on booking revenue.
  • Full-Service Plan: 25% commission on booking revenue.

These rates reflect the varying levels of service and support provided in each plan.

Can I switch between plans if my needs change?
Yes, we understand that homeowners' needs may evolve over time. You can transition between plans to better align with your current requirements. Please contact your Account Manager to discuss the process and any considerations involved.
